• Low Season: 16 September to 14 June (minimum 2 nights)
• High Season: 15 June to 15 September (minimum 3 nights)

Other Villas:

• Low Season: 16 September to 14 June (minimum 2 nights)
• High Season: 15 June a 15 September (minimum 4 nights)

General Conditions of Reservation:

- The pre-reservations are confirmed by e-mail, with IBAN information, and it is necessary to pay 40% of the total amount of the stay. The reservation is guaranteed during 24H, period that the bank transfer must be made, and followed by sending the respective proof of payment by e-mail to info@quintadoscarqueijais.com.

- Payment of the remaining 60%, at the moment of the check-in, can be made by debit card, credit card or cash.

- We reserve the right to establish minimum stays. In Low Season and Medium Season the minimum is 2 nights and in High Season the minimum is 3 nights in the Suites and 4 nights in the Villas T1 and T3. At Special Season (Carnival, Easter, New Year and Holidays) the conditions and prices are the same as the High Season.

- For reservations to Villa de Pedra and/or Villa da Floresta (complete) a deposit will be requested, which will be returned to the guest at the end of the stay by bank transfer, in the absence of damages. To these amounts will be added 50€, for the cleaning fee, in which the guest must leave the Villa's kitchen in a reasonable clean condition.

- Please note that at Villa da Floresta only children over 16 years old are accepted.

- Check-in: Check-in is from 16h00 until 20h00. Late check-in is only available upon prior request and approval by the property.

- Check-out: Due to the current pandemic, check-out must be carried out by 10h00 in order to allow for proper ventilation and disinfection of the Villa. The extension of the stay beyond the check-out time, until 17h00 at the latest, implies an additional payment of 15€ / person (subject to availability).

- We do not take responsibility for objects and values that may disappear during the stay.

- We reserve the right to demand payment for damages in Villas.

- It is not allowed to receive the visit of friends/family during the stay of the guests.

- The visit of friends/family is not allowed during the guests' stay.

- Since "Quinta dos Carqueijais" is an unattended area and provides equipment that, when used incorrectly, can jeopardize the safety of people and property (examples are the pool and the reservoir area) no liability can be assumed for damages ocurred during the period of stay.

- It is forbidden to carry out uncomfortable, unhealthy, harmful, dangerous or illegal activities at Quinta dos Carqueijais, with special emphasis on the production of noise that may disturb the peace and rest of others. In order to preserve the well-being of the other guests, the limitation of noise reproduction is defined after 22h00.

Conditions and Cancellation Deadlines:

 - The signal value of the stay will be returned without penalty for a new stay, in the form of a credit note, if the cancellation of the reservation occurs 10 days in advance of the date of arrival. Cancellation with less than 10 days will lead to the loss of the right of the signal.

- In High Season, Carnival, Easter and New Year, cancellations of the reservation must be made more than 15 days from the date of arrival.

- In case of no-show, the deposit will not be refunded.

- Guests arriving with more than the number of people allowed in the Villa in which they have reservation and, unless additional accommodation is charged (subject to availability), will be canceled and the deposit will not be refunded.

Services:

- The change of bed and bath linen in the Villas is only included for bookings of 5 nights or more. The waste generated during these extended stays is the responsibility of the guests.

- Upon request, it is possible to carry out daily cleaning in the Villas, with an additional cost (30 €). More information at info@quintadoscarqueijais.com or at the Quinta dos Carqueijais reception.

- Breakfast is included in the rates for Villas T1 and T3, being placed in a basket outside the Villas, with the exception of Villa da Floresta where it is served on request and at an additional cost.

- Guests staying in the Suites of Villa da Floresta only have access to the shared indoor pool. Guests staying at Villa de Pedra only have access to the private outdoor pool, and guests staying in the Villas T1 only benefit from access to the shared outdoor pool.

- The cost of extra bed for children, from 3 years, in High Season is 30€ per night and in Low Season 20€. Note that there is no capacity for extra bed in all Villas.

- Smoking is not allowed inside of the rooms. Ashtrays are available at the balconys and terraces.

- In case of theft or loss of the Villa card, delivered in the check-in, a charge of 5€ per card will be requested.

- Pets are not accepted.
